Property Manager

The Property Manager is tasked with the goal of maximizing NOI, providing superior customer service, managing the team and minimizing the risk to the performance of the property. Job Details:

  • Participate in the development of the property budget and maintain performance according to this budget
  • Identify ways to improve property performance and service delivery to achieve increased NOI
  • Oversee Leasing Manager, Accounts Manager, Assistant Manager and Maintenance Supervisor as well as a staff of Community Assistants
  • Become an expert on local market competition and complete surveys of performance
  • Attract residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units
  • Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; following annual budget; scheduling expenditures; analyzing variances; initiating corrective action
  • Maintain property by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with vendors, including landscaping, pool, and snow removal services
  • Maintain building systems by contracting for maintenance services; supervising repairs
  • Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments

Required Skills:

  • Sales and business development experience
  • Experience with Microsoft Office (word, excel, powerpoint)
  • Experience with One Site preferred
  • Maximizing NOI by managing occupancy at the maximum achievable rents
  • Generating traffic in the most cost effective way
  • Achieving a high closing ratio
  • Achieving a high renewal ratio
  • Developing a highly trained and professional leasing and maintenance staff
